The Board Reviews Before the City Does
Most of Aventura lives above the tenth floor. That single fact reorders a remodel: the association reviews your package first, and the City of Aventura will not be the bottleneck — your building will.
Every tower here has its own renovation rulebook. Approved work hours, an insurance certificate naming the association, a service elevator you reserve in blocks, a debris route that does not pass a residential corridor, a wet-area restriction on which unit can have plumbing moved and where. None of that is code. All of it is enforceable, and any one of it can stop a crew at the door on day one.
We assemble the board package as a deliverable, not as a favour — drawings, product data, insurance, the crew list, the schedule with work hours already inside it.
Permits, Boards and Milestone Inspections
Three separate approvals can touch an Aventura remodel, and they do not run in parallel.
The Association Package First
Drawings, product approvals, contractor licence and insurance naming the association as additional insured. Most boards meet on a fixed cycle, so missing one agenda costs you a month regardless of how ready the rest of the job is.
Milestone Inspections and SIRS
Under Florida law, condominium buildings three storeys and higher carry structural milestone inspections and a Structural Integrity Reserve Study covering the roof, load-bearing structure, waterproofing, windows, plumbing, electrical and fire protection. Reserves for those components can no longer be waived or underfunded by owner vote.
Why That Reaches Your Unit
A building facing a special assessment or a concrete restoration programme will restrict unit renovations, sequence them around the building work, or pause approvals entirely. We ask the management office where the building stands before we give you a start date.
HVHZ Product Approval
Aventura is inside the High-Velocity Hurricane Zone. Glazing carries a Miami-Dade Notice of Acceptance — and in a tower, the association usually also mandates a single approved frame and glass specification so the facade stays uniform.

Then the answer may be to wait, and we will say so. Buildings in the middle of concrete restoration or a facade programme often freeze unit renovations or sequence them behind the building work. We check with management before quoting a start date.
That is the normal condition here, not the exception. Most towers allow work on weekdays within a set window and nothing on weekends or holidays. We build the schedule on those hours from the start, which is why our dates hold.
Sometimes. Risers, structural slabs and wet-area restrictions decide it, not preference. We scan the unit and confirm what can move before you fall in love with a layout that the building will never approve.
