Thin Drawings Are the Most Expensive Thing in Remodeling
When a scope is vague and the drawings are thin, every unanswered detail becomes a decision made on site by whoever is standing there, usually in the most expensive direction available.
So we draw properly: measured existing conditions, plans and elevations, tile and cabinetry layouts, and a permit set that a plan reviewer can approve without three rounds of comments.
You also get to see it before it exists. A rendering is not decoration — it is the cheapest possible moment to discover you do not like the island after all.

Yes. Some clients want the permit set and then bid the construction, and that is a legitimate way to buy. We will tell you up front what the drawings cost as a standalone.
Regularly, and it usually goes well when we are brought in early enough to flag what is expensive to build before it is drawn.
If a wall is coming out, a roof is being tied into, or a slab is being cut, yes — and the municipality will require the stamp. We coordinate it as part of the package.
Three to eight weeks depending on scope and how quickly decisions get made. Permitting time comes after and is separate; we quote them as two windows so you can see both.
